CORPUS SIREO Real Estate assumes responsibility from A – Z. The Commercial Development team identifies potential added value, secures and purchases land, and draws up a usage conception for the upcoming project development. All competitive bidding procedures and feasibility studies, profitability analyses and project costing are provided from a single source, as are the tendering, awarding and selection of the companies involved in the project.
On behalf of the client, we assume responsibility for managing the contract and managing the project as a whole, as well as obtaining the necessary construction and planning rights. We monitor the costs throughout the construction process. We contact estate agents and potential tenants, prepare lease agreements and provide support until the agreements are concluded.
An exit and marketing strategy provides structure, coordination and support for the sale. CORPUS SIREO Real Estate’s work is only finished once the sales process is complete and the customer is satisfied.

In collaboration with FOM Real Estate GmbH, we are implementing a modern new-build office space with around 58,000 m² of rental space and DGNB Platinum certification on the plot, which measures around 27,000 m² and is located at the gateway to the science and media city of Berlin-Adlershof. A lease agreement for the property has been concluded with Allianz Deutschland AG for a period of at least 15 years; the office complex is due to be handed over to the company in spring 2019. In July 2017, the property was sold to a Korean fund.

"West.side Office" is part of a new neighbourhood development in the Endenich district of Bonn. The commercial spaces of CORPUS SIREO Real Estate GmbH will be supplemented by a residential section of Instone Real Estate Development GmbH. The "West.side" quarter marks the beginning of the upgrading of the district.

On behalf of the owner of Deutsche Telekom AG, we planned the development of the local exchange located south of Munich city centre in the district of Fürstenried. Within the framework of a request for preliminary planning permission with the involvement of the city planning commission, construction rights were obtained, together with the plot neighbour, for the completion of an 8-floor and a 12-floor residential building. For this purpose, the local exchange is due to be partially scaled down, although technical areas on the ground floor and at basement level must be retained.

We have been commissioned by Aesculap AG to draw up a project study for real estate measuring around 1.1 hectares, which envisages a new-build retail centre as well as residential or service use (office, medical centre etc.) on the upper floors following the demolition of the expendable existing building.

The permissibility in terms of planning law for this planned project has been ensured by drawing up a development plan. Pre-letting status for retail usage on the ground floor has already been achieved by concluding lease agreements with the chain stores REWE and ALDI. Following the successful implementation of the project development, the investor is now obliged to implement construction of the planned usage concept.

For Aesculap AG, the completion of the project development has the advantage that the existing store sites of REWE and ALDI in Tuttlingen are being vacated and can then be used by Aesculap AG for its planned expansion of operations.
